The City of Houston made significant changes to the floodway ordinance that have devastated property rights. These revisions became law October 1, 2006. Did you know? We didn't.
The most alarming restrictions prohibit all new construction, substantial repairs and improvements of existing homes and businesses. Appraisers have said that all floodway lots may lose up to 95% of their value.

My property was valued at $131,000; after the Ordinance I had
it re-appraised. The new value is $8,300 which is a 93% loss because of the Ordinance.

"I am an 84 year old widow who is desperate and frightened. It appears because
the flooding problem had not been addressed years ago, the value of my property has now been
devalued down to nothing due to Ordinance 19-43. What will happen to me if I need to go into
senior facility without the value of my home to pay for it?

As newlyweds and first time home buyers, we were excited about starting our new life, in our new home, located in Shady Acres. We saw Shady Acres as a neighborhood on the rise and wanted to be part of the re-vitalization of the community. Ordinance 19-43 has completely halted all development and severely restricted potential upgrades or repairs to the existing homes. This ordinance will devastate our neighborhood. We invested a significant amount of our life savings into our home. We will spend the rest of our lives trying to recover financially from the certain loss in property value caused by Ordinance 19-43.
